The low end represents a straightforward job with ordinary access and limited related repair. The midpoint is the center of the modeled range and is useful for comparing written bids. The high end allows for premium selections, difficult access, removal, code work or related repairs selected in the form. None of the three is a contractor quote, appraisal or promised insurance settlement.
Ranges are intentionally wider when the scope is difficult to know before inspection. A hidden roof deck, corroded plumbing connection, damaged window opening or wet subfloor cannot be priced reliably from an online form.

Regional choices apply a broad labor-and-market adjustment to labor-bearing lines; they do not claim ZIP-code precision. Material lines are adjusted only when the model has a reason to do so. Complexity factors are attached to the work they affect—for example, stories affect access-heavy installation, while glazing affects the window unit itself.
A user should still obtain at least three written local quotes. Comparing scope is more useful than comparing only the final total: product model, removal, permit, disposal, flashing, trim, deck or subfloor repair, warranties and exclusions should all be written down.
The insurance layer is an educational comparison. It separates replacement cost value (RCV), actual cash value (ACV), estimated depreciation, the deductible and—where the policy permits it—potentially recoverable depreciation. The calculator uses the age and expected service life supplied or selected by the visitor.
Carrier schedules, endorsements, exclusions, special roof settlements, percentage wind/hail deductibles, matching law and claim facts vary. Only the written policy and the insurer’s claim decision determine payment. A state insurance department or licensed professional can address a specific dispute.

A range is only honest if its edges are stated. Every calculator here prices a normal job under normal conditions. The following sit outside the model, and any one of them can move a real invoice past the top of the range:
The exclusions differ by tool. A gutters estimate has no decking risk; a solar estimate has interconnection and utility variables a roof estimate does not. Read the assumptions shown next to the result you are actually using.
No, and a single exact number would be less honest than a range. Final cost depends on inspection, site access, scope, product choice and conditions nobody can see before work starts. The range is the planning tool; a written quote from a contractor who has seen the property is the number you act on.
Category rates are cross-checked against current published pricing from several national cost publishers, then adjusted for measurable factors the publishers average away: pitch, waste, tear-off layers, access and regional labor. Public sources are used for labor context and for insurance and regulatory definitions. Each page lists the sources it relied on.
Usually scope rather than price. Check whether the quote includes tear-off, disposal, underlayment, flashing, ventilation, drip edge, a decking allowance, the permit and cleanup, because a quote missing three of those will look cheaper without being cheaper. After that, local labor conditions and product choice explain most of what is left.
Not to that resolution. It applies a broad regional labor index, which is a planning adjustment rather than local pricing. A metro with high storm demand can sit well above its own regional index for months after a major event. Where a page has genuinely local information, such as city permit fees, it says so and cites it.
Yes. Installed cost is what the tools estimate, because material-only figures are of little use to a homeowner comparing quotes. The itemized result separates the material and install line from tear-off, decking and permit so you can see where the money sits.
It does, as a separate step rather than folded into the cost. Depreciation is modeled straight-line against the material's expected life and floored at a residual value, then shown alongside the replacement range so you can see the replacement figure and the depreciated figure as two different things. Your carrier uses its own schedule.
No. It has never seen your policy. It applies the deductible and settlement type you enter, which is arithmetic, not a coverage determination. Whether a loss is covered depends on the cause, the policy wording, exclusions, roof condition and the approved scope, and only your insurer decides that.
Use it to prepare, not to argue. It helps you see whether a carrier estimate looks short on scope and which questions to ask. It is not an appraisal and carries no weight in a settlement. The document that does that work is a written, itemized estimate from a contractor who has inspected the property.
