Each calculator starts with a measurable project unit, builds an itemized scope, applies transparent complexity and regional factors, then shows a planning range instead of pretending there is one exact national price.

What the low, midpoint and high numbers mean

The low end represents a straightforward job with ordinary access and limited related repair. The midpoint is the center of the modeled range and is useful for comparing written bids. The high end allows for premium selections, difficult access, removal, code work or related repairs selected in the form. None of the three is a contractor quote, appraisal or promised insurance settlement.

Ranges are intentionally wider when the scope is difficult to know before inspection. A hidden roof deck, corroded plumbing connection, damaged window opening or wet subfloor cannot be priced reliably from an online form.

Regional and complexity adjustments

Regional choices apply a broad labor-and-market adjustment to labor-bearing lines; they do not claim ZIP-code precision. Material lines are adjusted only when the model has a reason to do so. Complexity factors are attached to the work they affect—for example, stories affect access-heavy installation, while glazing affects the window unit itself.

A user should still obtain at least three written local quotes. Comparing scope is more useful than comparing only the final total: product model, removal, permit, disposal, flashing, trim, deck or subfloor repair, warranties and exclusions should all be written down.

How the insurance estimate works

The insurance layer is an educational comparison. It separates replacement cost value (RCV), actual cash value (ACV), estimated depreciation, the deductible and—where the policy permits it—potentially recoverable depreciation. The calculator uses the age and expected service life supplied or selected by the visitor.

Your policy controls.

Carrier schedules, endorsements, exclusions, special roof settlements, percentage wind/hail deductibles, matching law and claim facts vary. Only the written policy and the insurer’s claim decision determine payment. A state insurance department or licensed professional can address a specific dispute.

What counts as evidence

  1. Primary public sources first: federal agencies, national laboratories, state regulators and standards organizations for definitions, technical factors, tax rules and national context.
  2. Published market references second: contractor marketplaces and cost publishers are used to compare broad ranges, with scope differences called out.
  3. User-reported or individual quotes as feedback: useful for finding a model weakness, but not treated as a national rate by themselves.

Review cycle, corrections and versioning

High-impact legal, tax and incentive statements are checked when the governing source changes. Calculator rates and comparison ranges are reviewed on a scheduled basis and when credible feedback shows a material mismatch. Each calculator displays its review month; this methodology page carries a version and exact review date.

Material corrections should update the affected page, its visible explanation and its structured data together. If you have a current written quote or find a source that conflicts with a statement, send it through the corrections channel. Personal information can be removed before sending.

What the estimate does not include

A range is only honest if its edges are stated. Every calculator here prices a normal job under normal conditions. The following sit outside the model, and any one of them can move a real invoice past the top of the range:

  • Anything found after work starts. Rot, structural damage, a second layer nobody knew about, or decking worse than expected. The roof tool lets you set a decking allowance precisely because this is the most common change order, but it is an allowance, not an inspection.
  • Difficult access. A steep drive, no room for a dumpster, overhead power, a neighboring wall closer than staging needs.
  • Hazardous material handling. Asbestos-containing products and lead paint carry their own regulated procedures and costs.
  • Code upgrades triggered by the work, unless the calculator exposes them as an input. Ice barrier, ventilation and deck fastening requirements differ by jurisdiction and can be required before a permit closes.
  • Premium or specified products. Designer profiles, custom colors, brand-specific systems and extended manufacturer warranties price above the category rate used here.
  • Sales tax, which varies by state and by whether labor is taxable there.
  • Financing cost. A payment plan changes what the roof costs you even when it does not change what the roof costs.
  • Contractor overhead and profit beyond what is normal for the trade, which is a real reason two honest quotes differ.
  • Coverage decisions. No result here says whether a claim is payable. That belongs to your policy and your insurer.

The exclusions differ by tool. A gutters estimate has no decking risk; a solar estimate has interconnection and utility variables a roof estimate does not. Read the assumptions shown next to the result you are actually using.

Methodology questions

Are these estimates exact?

No, and a single exact number would be less honest than a range. Final cost depends on inspection, site access, scope, product choice and conditions nobody can see before work starts. The range is the planning tool; a written quote from a contractor who has seen the property is the number you act on.

Where do the cost ranges come from?

Category rates are cross-checked against current published pricing from several national cost publishers, then adjusted for measurable factors the publishers average away: pitch, waste, tear-off layers, access and regional labor. Public sources are used for labor context and for insurance and regulatory definitions. Each page lists the sources it relied on.

Why does my contractor's quote differ from the calculator?

Usually scope rather than price. Check whether the quote includes tear-off, disposal, underlayment, flashing, ventilation, drip edge, a decking allowance, the permit and cleanup, because a quote missing three of those will look cheaper without being cheaper. After that, local labor conditions and product choice explain most of what is left.

Does the calculator use prices for my city?

Not to that resolution. It applies a broad regional labor index, which is a planning adjustment rather than local pricing. A metro with high storm demand can sit well above its own regional index for months after a major event. Where a page has genuinely local information, such as city permit fees, it says so and cites it.

Does the result include labor?

Yes. Installed cost is what the tools estimate, because material-only figures are of little use to a homeowner comparing quotes. The itemized result separates the material and install line from tear-off, decking and permit so you can see where the money sits.

Does the roof calculator account for depreciation?

It does, as a separate step rather than folded into the cost. Depreciation is modeled straight-line against the material's expected life and floored at a residual value, then shown alongside the replacement range so you can see the replacement figure and the depreciated figure as two different things. Your carrier uses its own schedule.

Does the calculator know what my policy covers?

No. It has never seen your policy. It applies the deductible and settlement type you enter, which is arithmetic, not a coverage determination. Whether a loss is covered depends on the cause, the policy wording, exclusions, roof condition and the approved scope, and only your insurer decides that.

Can I use a result in an insurance claim?

Use it to prepare, not to argue. It helps you see whether a carrier estimate looks short on scope and which questions to ask. It is not an appraisal and carries no weight in a settlement. The document that does that work is a written, itemized estimate from a contractor who has inspected the property.

Are my inputs stored or sent anywhere?

No inputs leave your browser. Saving an estimate writes it to your own device's local storage so the form is still filled in when you return, and the Clear button removes it. Nothing is transmitted, and no email address is required to see a result. The privacy page sets out what is and is not stored.

How do I report a result that looks wrong?

Send the page address, the exact inputs you used, the result you got and the figure you are comparing against, ideally a written quote with personal details removed. That is enough to trace the assumption. Reports that do not lead to a change get a reason rather than silence. Use the contact page.
